Abstract: Demand for multifamily housing in Greater Philadelphia has surged in recent years. Although multifamily housing is a key component of smart growth, proposals to build new apartments are often met with public opposition. In an effort to help our planning partners better understand the state of multifamily housing and evaluate the potential impacts and opportunities created by multifamily development, DVRPC’s Office of Smart Growth conducted a multifaceted research investigation into multifamily housing in Greater Philadelphia. This document presents the key findings from this research and discusses real estate trends, demographics, and travel behavior. A description of DVRPC’s approach to this study and the full list of resources developed during the course of this study can be found on the project website: www.dvrpc.org/SmartGrowth/Multifamily.

Key Words: Multifamily housing, apartments, Smart Growth, real estate and construction, demographics, demographic multipliers, school-age children, trip generation rates.
